How do you buy property in Portugal as a non-resident?

Portugal places no restriction on foreign ownership — non-residents, including non-EU citizens, can buy freely. In practice you get a Portuguese tax number (NIF), agree the price and sign a binding promissory contract (CPCV) with a deposit, arrange financing if needed, then pay transfer tax (IMT) and stamp duty before signing the final deed (escritura) before a notary.     Get a NIF (tax number)

    A Portuguese tax identification number is the first requirement for any purchase — obtained in person or through a fiscal representative before you can transact.

    The Contrato de Promessa de Compra e Venda is the binding promissory contract; the deposit is paid here and the terms of the deal are locked.

    Arrange financing (if needed)
